I owned a 28B for 7 years. Hot waster is your biggest problem. Those tankless heaters need a nuclear reactor to power them; and than only give about a 17 degree temp rise. The tank under the saloon floor holds around 30 gallons. My boat had 27 gallon saddle fuel tanks right behind the shaft logs. There is plenty room there for water and or fuel tanks. Where to put a small hot water heater. If you have room on the port side engine compartment that is where I would put one. I had a second bank of batteries there. Another possibility is under the sink; or in the hanging locker; but you loose nice storage. I just went to home depot for my tank; but you are going to need a square one that takes up less room.
We fished my boat and I never spent a night at the dock with the wife. Now friends would visit and they slept on it all the time. My boat got sold to a couple on Long Island and they cruise it to the Chesapeake for a couple on weeks. 28B's are spartan; but good weekend boats for a couple and small children. I f I remember correctly the dinette converts into almost a six foot bed. Not quite big enough for me but good for shorter folks.
