My experience is that on transient dockage they charge by the foot because it's for a brief period and it's standard operating procedure. On T-docks, the marinas charge by the foot because there is little or no loss of opportunity (they stack them in bow to stern). On long term dockage, the marina owner would be shooting himself in the foot to lease a 36' slip and charge for a 31' boat. He has an opportunity cost of 5' times the per foot rate. With high demand and tight supply, you and I pay the difference. If that marina is perfect for your boating program, enjoy the slip and forget about the premium you have to pay.
