Yea roland it's a catch 22 also . Yes if you sell you will make a terrific profit but where are you going to go? If I sold now close to if not seven figures I would not be able to afford the taxes on a comparable place. I would have to downsize significantly and still be questionable on the taxes. With the "Save our homes act" it is great to stay where you are at keeping tax increases to a max of 3% per year. But when you purchase a new place you will be taxed at the new fully assesed rate which in my case would be triple what I'm paying now . So you stay where your at. Just glad I bought in 1988 when I did.When you get back home come on down. Enjoy Guam. Fishing is even better now there with more knowledge etc. Dave K
