It's my understanding that several years ago Jersey past a law that forces developers to keep a % of the slips open to the public when buying out marinas, because of this issue. However that doesn't control rates etc. What is really disappearing in N.J. is dry winter storage. Bubblers work south of here and this year is mild so far, but in a hard winter here they are useless. Also marinas are setting aside a small area of whats left of the yard. Owners are delegated a couple week period ,during the winter, to pull their boat, do the bottom/work then back in the water. Hard to do projects that way.
